If you’re considering a first floor addition, simply call our office on 9938 5611 or complete the enquiry form on our website by answering a few easy questions about your home and what you hope to achieve with your addition.
Once we receive your enquiry, we will contact you to discuss your project and send an Information Pack to your home. This pack contains everything you need to know about Your Style and the services we offer.
A few days later, Your Style’s Owner and Master Builder, Col MacDonald, will personally contact you to talk through your project requirements. Following this, our designer Mark will arrange a convenient time to visit your home, take measurements, and prepare initial concepts using our architectural design software.
Consultation
Based on your project brief, Our Designer, Mark, prepares a concept design tailored to your requirements. An appointment is then arranged at our office where we present the concept design and provide you with a quotation document.
During this Concept Meeting, we encourage your feedback and design input. The concept plans are then revised to reflect your comments and preferences.
Following this, we arrange a Details Meeting at our office to discuss finishes, floor plans, and present the updated concept plans along with a firm quotation. At this meeting, we answer any questions you may have and provide all the information you need to confidently decide whether to proceed with Your Style.
Concept & planning
Once you accept our Concept and Quotation documents, an invoice for 5% of the project price is issued. We then arrange a site survey and begin preparing your Development Application (DA) or Complying Development Certificate (CDC).
Our Colour Consultant will meet with you to finalise selections for windows, tiles, gutters and external wall colours. The completed DA or CDC documentation is then forwarded to you for final approval before submission.
Approval timeframes vary depending on your local council. A DA can take between 2–6 months, while a CDC approval generally takes up to 4 weeks.
Once approval has been granted, our office arranges for the Construction Certificate to be submitted through our certifiers. When all documentation and approvals are in place, the Housing Industry Association (HIA) Plain English Contract is delivered to your home for signing. This contract clearly outlines the design, quotation, build details, progress payments and any conditions relating to the DA approval.
Building
Construction will commence within three weeks of the Construction Certificate being issued and the contract being signed.
A dedicated Site Supervisor will be assigned to your project and will be available throughout the entire building process, either by phone or on site, to ensure everything runs smoothly.
The estimated construction timeframe, depending on the size and scope of your project, is typically between 16 and 22 weeks.
Completion
Once your project is finished, the Site Supervisor will conduct a walkthrough with you to ensure everything meets your expectations. After that, our Certifier will visit your home to carry out the Occupation Certificate Inspection. The final occupation certificate is then issued within approximately one week with a copy emailed through to you.
