What type of Service does Your Style offer?
The entire package from our Concept design process through to DA Submission or Complying Development submission. We survey, engineer, deal with Council negotiations, Certifiers Construction Certificate application, Certifiers and Engineers inspections, all trades in the construction stage through to Council’s final compliance certificate – the entire process to complete your additions.
Will I be able to understand the concept and contract?
We use the latest design technology in 3 dimensional format. So floor plans and elevations for our designs are simple to understand. Our quotes are detailed and explain each stage of the project. Our contracts are the standard HIA Plain English contract widely used and recommended by consumer groups and building authorities.
How long has Your Style been operating and are they good builders?
Tag Team Constructions Pty Ltd, trading as Your Style Designer Home Additions has been operating throughout the Sydney metropolitan area since and during last 30 years, mainly on the northern beaches. Your Style has never had a Home Owners Warranty claim and have never been taken to the Builder’s tribunal or court by any client.
Why do builder's quotes vary so much?
Builders quotes vary because often quotes don’t take into account, survey costs, engineering costs, design and council application fees. There are also a wide range of variables including types and styles of building materials, provisional and prime cost items. The quality of tradesmen used by other builders will certainly change the outcome of building works and not necessarily in the right direction. Your Style uses the same tradesmen on every job including the same plumbers, electricians, plasterers, carpenters and brick layers to ensure workmanship of the highest standard remains consistent on every job.
Will I be over capitalising on my property or should I just sell ?
Some of Your Style’s renovated homes have doubled in value due to sensible and appropriate design. When considering to either improve or move there are many hidden costs to consider. Stamp duty on the next home can cost tens of thousands of dollars, moving costs, real estate commission, legal fees and nine times out of ten there will be work and extensions needed in the next house. Most of our clients have come to the conclusion it is far more economical to renovate and improve their homes rather than the alternative.
Should we just knock down and rebuild instead of an addition?
To knock down and rebuild is an extensive process and costly. Moving out and renting, Design & DA submission, demolition, excavation and then the build which often doesn’t include landscaping and the new furniture required for the entire new home – all adds up and goes beyond the budget originally set out. An addition doesn’t require moving out and renting, the cost is a Fixed Price, the property increases in value, its quicker and much more affordable and most clients end up with a far larger home than a new build.
Do we have to move out during the Build Stage?
Most of our clients remain at home safe and watertight throughout the build. Paying rent is additional cost clients can do without. We leave each day a tidy and safe site.
How long will the Build Stage take?
Depending on the size of your addition most are completed between 14-22 weeks. The larger addition and renovation downstairs can take up to 30 weeks. Your Style is set up to have trades continuing throughout the build with very few breaks in work happening on their sites.
